2. Services
Olivewood Management provides commercial property management, facilities maintenance, investment counseling, and related services in Texas. Site content is informational. Actual service scope, pricing, and timelines are governed by individual management agreements and service contracts issued by Olivewood.
3. Proposals and Management Agreements
All proposals provided through this site or via email are non-binding until signed and accepted in writing by both parties. Proposals are valid for 30 days from the date of issue unless otherwise stated.
4. Invoices and Payment
Payment terms are specified on each invoice. Invoices are due by the date shown. Late payments may be subject to fees as permitted under Texas law. Disputes must be raised in writing within 10 business days of receipt.
5. Portal Accounts
You are responsible for maintaining the confidentiality of your portal login credentials. Do not share your account. Olivewood reserves the right to suspend or terminate portal access for misuse or breach of these terms.
6. Acceptable Use
You agree not to scrape, copy, or reproduce site content without permission; use automated tools to access the site; misrepresent your identity; or use the site for any unlawful purpose.
7. Intellectual Property
All content on this site — text, logos, images, design, and software — is the property of Olivewood Management or its licensors and may not be reproduced without written permission.
8. Disclaimer of Warranties
This site and its content are provided "as is" without warranties of any kind. Olivewood does not warrant that the site will be uninterrupted, error-free, or virus-free.
9. Limitation of Liability

These Terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Harris County, Texas.
